Testing different outreach methods, tracking what gets real responses, and cutting out what’s just wasting time is key.Some days feel like a grind, but I remind myself that every call, email, and connection is either moving me closer to a deal or teaching me something valuable.

I was playing with the idea of selling my condo, taking 300k of the equity to put a down payment towards a house listed at 660k.I'm assuming the reno will run $300/sqft and going in with the assumption that phase 1 will run 750k (figure the expansion of the house will have to wait) for the gut reno.I assume/hope (but definitely not banking on) that I will be able to refi in 2-3 years at a lower interest rate; if not for a lower rate.This will likely be a family home for the next 5-10 years at LEAST so investment value isn't quite at top of mind ATM.Questions:Even if it's not for lower interest rate, do you feel it's advisable to refi to remove the 203 loan in the future?

I have read the book on long distance investing and still am not too confident to get started.

@Sarah HartsteinThe way you spoke so highly of your success embodies what investing is all about.The more I research investors who are successfully investing outside the country, the more I feel inclined to shift my goals toward international real estate investments rather than focusing solely on opportunities within the U.S.I will most certainly keep you in mind once I am ready to expand my portfolio! 

If you feel confident in the tenants signing those long term leases, this is a slam dunk and you'll have a cash cow on your hands very quickly!
