Josh - I think the exercise that would be good to go through is to develop a pro forma showing your current revenue/expenses/income as well as a projection for future years.

I wondered if during the day when the people they were there to visit were in class or busy, maybe they'd like to exercise, but I think you're right.

I recommend you do same quick exercise with the real numbers and determine if the profit justifies the risk and effort.
