In Michigan and most other states your title policy on non-owner occupied will only go up to the purchase price, not the after repaired value, aka Expanded Policy.I believe you can get a policy for the ARV across the country and in a standard ALTA form policy.

The neighborhoods adjacent to those are starting to pickup but it's slow (Lone Star, Five Points, Beacon Hill, Alta Vista, Durango/Roosevelt, Denver Heights).
