For what you are looking for, inventory is incredibly tight and the only way to get what you are looking for is to do the legwork and approach owners who are entrenched with no real reason to sell, over pay for the property because appreciation is built in, build, or renovate.

No amount of success stories, no number of impossible situations that Agents are not equipped to handle, no logical attack on flawed equity stripping logic or questioning if I was "ethically" obligated to offer top dollar (I'm not, you're not, heck, they don't even do it in retail) could slake the hate or turn the tide of an entrenched culture.

If all you're getting is angry responses, you may be targeting a deeply entrenched community that has been approached with this kind of offer on multiple occasions by less than scrupulous buyers.

Zillow, Trulia, and other are trying to provide knowledge to both buyers and sellers and to provide a marketplace for doing transactions directly.Realize too that like many other industries there are entrenched players that don't want this to happen.

Again further driving you to work for the building since so much will be riding on the deal.Because the income will in many cases be pretty bad (rent controlled + entrenched tenants ) for the buildings you'll need to be @ 30 - 35% downSince that is A LEAST 350k (remember 200k * 5 / 30% + reserves )Let's pretend then you need 100k to do buyouts and or deal with deferred maintenance.Now you're in for at least 450k 450k - 600k will get you a nice building with a 8+ cap with low  - moderate appreciation in  California's Interior or Red States Just things to think about when considering buying in the Bay Area
