They're separately metered and both legal, but according to zoning laws (section 12.23) it's not clear that the residential unit can be "added to or enlarged" so I'm looking at converting it to a legal ADU as well.

Perfect , you are one good combo.Nice to know about HD vs Lowes , its fascinating how each chain operates completely differently .Great info .By the way , I just looked up window resizing and apparently , reducing the size was much easier than enlarging, there were couple of good videos on youtube

I want to do the following to the place now that we are in the process of moving in:1) New carpeting of about 800-1000 sq ft2) Want to finish a room in the basement 3) Wife is not happy with the granite in kitchen, so want to rip it out and replace and enlarge the island area in kitchen4) Need some plumbing work done5) Want to rip out the shower and tub in master and modernize6) Iron balusters on stairs 6) Need A/C work done And a few other odds and ends.If anyone in Atlanta has any recomendations I would greatly appreciate it.

Many if not most of the Fannie listings here in AZ show up on Zillow with lot sizes 5 times + what they really are. It really distorts the value on Zillow. Does anyone know what is going on?

This is by enlarge, a landlord forum, so you may not get full sympathy here, but I'm a landlord and I'm telling that if you where my good, on-time rent paying tenant (And obviously you are since you're still there after 18 years) I would definitely replace that carpet.
