I don’t have much real estate experience past what my family did as I was growing up (5 SF rentals, 2 commercial strips and a few flips) but I am an energetic, fast learner with an entrepreneurial mindset, marketing tips, sales tactics and general business guidance.

He's not very energetic or tech savvy.  

Today, my worn out body would walk away, but it could be opportunity for the right, savy, energetic person.

Mark, I really like 3 of your alternative classifications of newbies: 1. determined amateurs 2. apprentice investor 3. energetic participant I think they are much more appropriate, perhaps one or all of them will catch on and become the "new word/phrase" I persoanlly will ignore Mr polictically incorrect and really don't care about how wannabie should be or is spelled.

I literally have hours of conversation with investors (who I then subsequently help with their first 1-3 rental properties) on how  BP investors are helpful, but just completely overlook some new investors definitely need more help and mentorship and just waiting for that one lucky person to mentor you in the detail that you want is a long wait.But it's Thursday and I have energetic  toddler, so we can agree to completely disagree (I cant be here all day debating). and everyone can read our comments and determine the best advice to take that works for them.
