@Allison Cutlip No offense intended but "How do we create a lease" and "How do we find software to manage the property" sounds a lot like you need a property manager. 

At least comparatively to properties in California, Washington, Montana and Idaho, investors seemingly still get a lot of value for their capital. 

Currently, I have a weekly check in with my current contractor, but alot of time it is a chasing game.

For example, we have a lot of Chicago investors look into Milwaukee, but it never makes good financial sense, because the difference is not large enough.

It helps a lot with networking on here.Other than that, be a sponge and soak up as much content to learn the game.

My recommendation is to partner with th someone who has a lot more experience before jumping into a syndication after owning one property for less than a year.

It has a text capability.With that said, I'm spending a lot of time in Twilio right now as I see huge upside coming in that platform.You could be up and running with Podio & Globiflow for text within a very short time.

IMO those numbers make a lot of sense.I think its better of an investment than trying to buy OOS.
