Drawing from your industry expertise, what would you consider the average success rate for Fix-and-Flip investments, and which localities offer the most potential?

Ours is about 400 miles away and we have been doing it for 7 years.Like @Lisa Graesser said, the cleaner is the lynch pin.

I thought any number of times of pulling those cards out of the deck, it's too unrealistic and too much luck for the person who draws it.

Multi-family properties typically draw transient tenants, singles or couples without children, who stay only 1–2 years and cause moderate to serious damages.

But, I feel lots of these video influencers basically draw a "cult-like" following, for lack of better term.  

At least I am drawing my conclusion from my knowledge of algorithm, higher education and real estate experience on top of handling thousands of guests and residents with my own hands. 

We also take our draws/income in a different proportion that what each of our Basis' are.One things that I have often wondered when people are thinking of doing the S-Corp thing to 'save on FICA' - I get that, in general.
