I'm not sure I totally agree that he should ditch the stock market, it has it's perks too, but love the multifamily idea. 

Not to mention a great place to live with its year-round sunshine, warm weather (you can ditch that snow shovel!)

I would ditch the property manager and take the calls yourself.

But, if you do like city living and were priced out before, I’d definitely ditch the townhouse and buy a condo in one of the areas taking a hit on prices like soma, downtown, etc.

I love a challenge, but please shine the light for me if you think I might step in a ditch.

Get to know her see how she is doing, ask her if you can be of some help to her.Make a friend, show up with coffee and donuts, chat , be a person to her , not a landlord to ditch, help each other.
