are you handy or do you have team of handyman when issues arise?

Has anyone else had this same issue?

FYI Dominic, the resident had been in the property since early 2019 and ran into issues in 2024. 

In your contract, include clear timelines, quality guarantees, and protections for unforeseen costs or issues.

Doing general paint and carpet cleaning for this property along with some minor repairs, junk removal and fixed a couple small plumbing issues (mostly deferred maintenance).

It seems like they are being unprofessional and do not want to.The issue is that depreciation schedules are not given to the IRS when you submit the return.4562 which is used to calculate depreciation is given to the IRS but it does not factor in non-depreciable items such as land. 

I was very pleasantly surprised.I also built a tool myself, I had a lot of issues finding service person for different repairs need.

This is because DSCR loans do not follow/ pass consumer protection laws. when you live in the property, it creates massive problems for this loan type and the lender which would issue it to you. 

I use Proper insurance, unwritten by Lloyds of London, for my STR - covers the extra issues you would expect from an STR like vandalism, alcohol liabilities, business interruption up $10k, hot-tub cooties etc.

That would solve your lending issue.
