Make sure it is Scotchguarded or something along that line and you will be fine.

You can't take any deduction on your tax return or claim any depreciation on a property owned by the IRA, just like you can't take deduction or depreciation on a property I own.

And what is your price point and are you looking for turn-key properties or something along the lines of a "fixer upper"?

I personally use Quickbooks online and have a virtual (remote/nonlocal) bookkeeper.

It also depends on how you hold your properties; LLC, S Corp etc... as to what the agent will recommend.

Start with Reonomy or Costar to identify all the 100+ units in your target market (on and off market) and then see if you can get into direct contact with some owners.
