if you're in St Pete frequently you'll need to turn some of those vacation trips into work trips - networking, building a team, and trying to find a distressed property.but the trick is then going to be moving quickly if either 1) a distressed property hits the MLS (unusual, but not unheard of) or 2) a distressed property comes to you another way (from your network, from a wholesaler.)how you will move quickly enough to lock it down and buy it, if you're in RI? 

The residential syndicators that are most hurting are those that did not have favorable financing locked up for a potential later exit than planned.So there is sustained cap ex allocation, which is what i use and calculate, which is appropriate for long holds.  

Haven't discussed with them as my electrician has suggested installing a device to determine kilowatt usage for the main dwelling and the ADU.For now my ADU strategy will be looking for properties with attached garages and are large enough to eventually add a detached ADU if I decide to go that route and I prove that this strategy works.  

Hey @Morgan Iacolucci, @Pat Aboukhaled has some great insights here, and I really agree about locking down that buy-back clause right away.

When we built up the triplex, we set it up so that each of the 11 rooms can be rented out individually (all BR, except 2, have their own bathroom behind an electronically locked door).

To curtail Liability, we locked the facility up as it was flooding. 

I'd like to lock this up under contract but need to identify the best exit strategy considering I'd like to hold onto the property/operation. 

My biggest rule it to pay off the heloc as soon as possible because the rate is variable and its much safer to be in a locked in mortgage.

Additionally, they have another property which has appreciated in value, carries low interest rates, but has negative cashflow and essentially feels like it just locks money away.

We cannot grow (land locked) and we have only garbage included in our rent.
