A brand new business getting a loan to purchase a property will almost definitely be at higher rates than what you have now. - When we've review these options with clients the ending outcome is typically that it's easier to forgo the 121 exclusion if you want to keep this property; and do a cash-out refinance (taking on more debt isn't taxable) instead.

If you want to be in the short or mid term rental business, I would go and try to learn about how to run those kinds of rentals because its a completely different kind of business than long term rentals.

This means taking days off of work to handle business, dealing with the subs and any deficiencies they may have, spending time dealing with the city, for both permits and inspections.Having GC doing everything won't entirely eliminate your time cost, but it can mitigate it to an extreme degree.My take is that if you are confident that you can be as fast as the GC in handling everything and there is no negative impact to your other business then by all means do it.

Also be aware of Unrelated Business Income Tax (or UBIT) on leveraged real estate inside of an IRA.Or better yet, since you are self-employed - go with a truly self-directed Solo 401k plan, which would be a much better option and will help you avoid the UBIT on this investment.
