Typical cost for the setup would be in the $15,000 range which would include production of the Private Placement Memorandum, Subscription Agreement, and Operating Agreement, Investor Qualification Forms, as well as filing Form D with the SEC, and state “Blue Sky” filings in those states where your investors reside. 

This is your product, and you are branding it for maximum consumption.

You are likely overpaying by $5,000.Broker fee of $3,000 and Processing Fees of $2,000 seem out of place...but then again, i never used a broker to get a loan so I am not sure about that.If the broker was able to get you an interest rate or loan product that you wouldn't be able to find on the open market...its high, but likely fair.if you are getting a loan product that you could have gotten by going to a normal bank...seems high and unnecessary. 

And watch out with scents—unscented products keep everyone happy.

I've had lenders offer products I didn't know were out there for buying certain types of properties as well.

When you go to a Bank or Credit Union, they can only offer you what products that bank or credit union offer.

That will have a much larger impact on your outcome versus the debt product.

I completely agree with that and there is a way to phrase it when you are not trolling by saying, hey I own a CRM company and am honestly looking for feedback to make the product better (and then do not send DMs).
