I am a pretty big fan of Tampa REIA, Larry Harbolt's Monday night meeting and of course the Tampa Bay Real Estate Investing Meet Up that I host the first Sunday of every month at the Countryside library in Clearwater.

I am particularly fond of east Clearwater, Countryside, Safety Harbor, Palm Harbor and Dunedin.  

That will give Countryside the right to call the note due.

The huge amount of development around Phoenix over the past few decades has not made the situation any better and I would bet that overall large development is curtailed, at least until they figure something out.Sidenote - when I venture out of the countryside now, I end up in Surprise which is a surpisingly :-) cool little town...It seems to be nothing but lakes, fountains and green golf courses, I swear you would think you were in the Midwest or Northeast somewhere, Lol...hard to believe you are in the desert except for the beautiful desert plants.....and dry heat.....

He thinks that other states like Florida, Texas, and Virginia are all the countryside with not a lot of big buildings where things are very very far apart.

When back east I noticed multis 2,3,4 plexes could be found in nice neighborhoods and scattered throughout the Countryside.

If not then you may want to keep looking.I host a Bigger Pockets Meetup once a month at the Countryside Library, we tend to focus quite a bit on Buy and Hold and Landlording discussions.Wealthbuilders has a monthly landlording meeting on the second Tuesday of the month I believe.

Lena,ABI is located pretty far out in the country side.  

One strategy that you can try is to invest where other out of state investors are looking but go to smaller cities or the country side.

It’s gorgeous up here, I drive by distressed properties on the beautiful country side everyday.
