remember, these are NOT conforming loans, so all the consumer protections one might be used to having aren't there.

You just have to have clear expectations and a healthy margin for error.

In addition our healthy balance sheet allows us to pre buy mortgages down to as low 3.75% for our buyers, most builders can not qualify to do this.

Lots of experience, has some reserves, good market and flipper has a healthy income to recover if things go wrong (probably Not a problem in this situation)4.

There is an inherent difference between people who expect, and people who appreciate.On the flip side, there are only so many hours in a day, and when someone constantly asking for advice becomes so time consuming that it takes away from my own business activities, then I think it's quite reasonable to expect that I be compensated for my time. 

Just make sure to consume contents here as much as possible and feel free to ask any questions you may have.
