Just like Life co's, you can access agency debt through a commercial loan broker, so take the time to find the right broker with the most MHP experience.Conduit (CMBS) - Conduit can be more flexible than agency or life co, particularly with respect to the park and terms.

I typically buy older homes with conduit wiring and most of the time at the wall is a one gang metal handy box so that's what I have to work with. 

However, the ceiling is unfinished and has exposed wires not in conduit and ductwork running everywhere.

More than likely your electricans going to run a piece of conduit up the side of the house anyways.

Larger deals will open the door to agency, conduit, and life companies, all of which tend to come with better or more flexible terms, but with a higher degree of experience and other requirements as well.

I am currently a lender for a large investment bank, focusing primarily on conduit (CMBS) originations, but the recent curveball thrown at us thanks to the COVID lockdown has fueled my fire to transition to the investor/developer side of the business.

However, if the park electric was installed with conduit, that is something that can be easily remedied by replacing the existing wires with a larger size. 

I do have a ton of equity in it and plan to do a conduit or something at some point, but have chosen not to pull any out yet.

The ongoing P&I payments may be made directly to the creditor or to the trustee as a conduit payment, depending on the plan.
