This is my first post on this forum after having learned of Bigger Pockets a few weeks ago through the Real Estate podcast.My wife and I are interested in doing our first ever fix & flip in the Eugene, OR area with very little capital to spare.

It's important to address her fears and hesitations, which often include things like getting phone calls in the middle of the night from tenants, having all of your spare time taken up, what happens if a house burns down, etc. etc. etc.

I want to start using my spare bedrooms for this purpose, especially since I seem to be out of town more often than not, ha!

It is my understanding that if you rent by the room in your personal residence that you are still entitled to the entire 250K tax benefit if you lived there for two years (regardless of whether a spare room was rented or not)And I am speaking in terms of a single family home ONLY.

We are currently designing a 2 bed 1 bath on a slab 720 square feet to be modern like this and it's extremely compact and will be on a slab. small homes in our market sell at a premium close to $300 per square foot.

My advice would be to look at Multi-Family properties, since you can obviously rent whole units out for more than a spare room.

Oh and he forgot to get compaction testing and concrete testing done.

Nonetheless, I don't think it would hurt to start searching and making offers if you find spare time.

And if you included the property manager in your calculations, you could use them to ease your entry into REI, while watching and learning, without as many possibilities for mistakes.If it cash flows on 3 units, or even with you paying rent, then renting the spare bedroom and STR/MTR rentals are just a way to increase your income, or you still have the option to stick with normal renting, and add the others, as you feel comfortable expanding your skills.Good luck.
