Keep the Faith first and foremost... 

Your current home becomes a rental once you've moved out, and even if you aren't cash flow positive in year 1 (new rents - debt on new primary - current mortgage pmt), focus on aggressively saving towards a $10-20k cash reserve & have faith that market rents will rise over time to catch up to today's affordability crunch.or 2) Save up a full down payment on an investment property.

Essentially I want to know if the deal can be killed at my discretion as soon as lender A denies financing or if I would then have to get denial letters from lenders B and C as well to kill the deal.There is the small matter of your lack of good faith and fair dealing with the seller if you qualify through others and elect to kill the deal based on the lie that you can’t get financing. 

On 5+ Unit and Commercial loans, you may need to do a refundable good faith deposit.

Based on this recent experience, I have lost all the faith on these types of rent collections platforms..

A performance deed -- essentially a substitute for a deed in lieu of foreclosure -- causes problems with title insurance on a subsequent sale because the deed was not executed after default and good faith negotiation with the lender (the typical DIL scenario). 

He sent it in good faith, I'd honour it.
