That's a heavy load to carry over time and sure will come with consequences.

I have 5 more lots to go on this project and I'd like to change it up on the next by selling the lots and managing the construction project for someone else rather than carry the costs myself.Sell one of my STR and redeploy the equity into a different STR market, thinking a ski market.Sell a flip I finished in September & redeploy that cash. 

The dilemma i have now is that its been vacant since September 1st and I have been carrying the mortgage.

It depends on how many guns you want to carry!!

.$5k carrying costs between debt service, builder risk, general liability, taxes and insurance.....and $7K for the exit.

You need to carry a special type of health insurance, not the traditional kind.

What I'm seeing in the industry as a cautionary tale for you is that simply the reputation of the company is not going to necessarily carry the day.  

First, it is necessary to achieve favorable financing terms and  secondly, I do believe cash flow should carry most rental properties with limited exceptions.
