I'd look at land development as an equity capture tool to generate additional returns. land is a buyer's market in almost every market. you just have to expand what you are willing to do or your strategies.

With the deal structure this was you get:$ in stocks - providing--Div, Appreciation, Cap Gains leveraged to gain House with Equity capture, Cash flow (think house hack), principal pay down, appreciation, depreciation and write-offs and whatever the value of learning to earn is....

Today I had a chat with the attorney who is setting up our LLC and putting the house into the LLC, etc, about the pros and cons of selling the house to the LLC as a way of capturing that gain and also helping maximize my depreciation calcuation. 

In my 18+ years as a Banker I have seen over 90% of my CA investors either move or continue to buy outside of the state.States like FL, IN, OH, TN, TX, AZ, NV all offer great LTR and STR options to capture a solid cash flowing property under $300K.

In a more competitive environment, you need to make your property stand out to capture the limited demand.

We'd like to purchase another property but are not sure how to capture some of the equity we have in the current property to start making offers.

Lower interest rates would certainly make projects more attractive.It'll be interesting to see how lenders balance the need for risk mitigation with the opportunity to capture a larger market share by offering competitive rates
