Never cash flowed other than value add and the tree's they just keep growing tree's are good if they are the right one's and I am not talking about cannabis... but these are the type of deals a cash flow investor would never look at.. over the years I have probably flipped well I don't know lost count how many bare land properties I bought did a little work on with a dozer .. or perked them or what have you and made substantial profit in 12 to 18 months or less far more than cash flow at 200 a month would have ever done.. to the tune of probably 10 to 100 times better.. there is far more to real estate than rentals that is for darn sure.. but rentals is what 90% of the population knows the easiest to finance and the most popular so that's what beginner investors gravitate to..
