You have 3 things you can invest: money, time and energy.

I have been interested today through all of this conversation (last day of school for my kids so I had less on my plate than usual waiting for them and all of their pre summer energy to arrive).Regarding the Anti Guru sentiment....I agree WHOLEHEARTEDLY...the sad fact of the matter is that many are NOT worth their price tag.

AND I missed the tax appeals deadline for my county.This one hurts and I am definitely going to have to bite the bullet on this one.

Networking with other OOS investors and shared knowledge and experience.FS seemed to have all the answers so I bit the bullet and paid 15k to get it going. ( I know, but hindsight is 20/20).

You could make the same amount of money (or more) without the time, stress, or energy required as a DIY Landlord.If you do decide to manage yourself, you need a quick education.

If you have the time and energy it takes to wholesale, then that can be a good idea to build some capital and get your foot in the door. 

I'm giving myself 10 years to be successful at this.Turn key properties are best for me right now, as I'm a provider in a clinic and work 3 nights a week in an ER, so my time/energy is limited.Thank you all for any tips, advise or otherwise!
