So I'm done talking about this topic and I clearly should be investing in real estate and have talked with real estate lawyers, agents, title companies, and all the wholesaling meet-ups and all the paid realty group meetings.It doesn't matter if you are willing to do the learning I have for free, you will learn about how to complete your first deal and it won't cost you a dime.If you have 10k to blow, you could have put that into a multifamily you could live it for a year and start building equity or do what I did.

It's not a passive job (regardless of what the IRS says).Everyone honestly should be running and creating their own calculators - why people invest tens/hundreds of thousands of dollars and then rely on someone elses (or better yet - pay for someone elses) calculator blows my mind. these are simple calculations for 90% of landlords.

@Haley ElisabethYou are not missing anything but there is what I would call good debt and bad debt.For example if I buy a property cash, rehab it and it has a $300,000 value and can be used as a rental and provide cash flow - getting a $150k loan on that asset to buy another (not blow it on toys) say $300k asset I have 2x future appreciation than one asset.

So my fear is that I would make a mistake, blow the little capital I have, and have to start over.The counter to that is the fact that I haven't left the starting line in my investing journey.
