Are there any house plan websites that are specifically geared toward investors for spec homes?

Also, if you hope to attract a national fast food chain, most retail developers will get a committment from them, or at least some type of LOI, up front to make sure that the chains would even be willing to have a store at that location, and what specs they would want/need for the building and how much rent they could pay, etc.

Since ADU rules were liberalized by Seattle in 2019 (one attached + one detached allowed on any single-family lot, no owner-occupancy requirement, no restriction against separate sale). a number of spec builders in Seattle have been building what may look like a townhouse triplex but is legally a single family primary homes plus two ADUs, one attached and one detached. 

Decent profit for what essentially turned into a spec house though! 

If humans were capable of working in perfect logic, sales pitches would just be sending a spec sheet, war's would not exist as they hold 0 logic, and a whole host of other things that as we see life is very much the opposite. 

Your team and Alvin helped many of my friends, you guys are awesome  at least out our way its common for the builder to finance the spec home as banks wont loan to the owner . 

Where can I find a broker that can source out a construction loan for a spec home?
