Prices on zillow or rentometer or anything else are 100% solely based on asking prices, not confirmed rented prices.If you want actual data on a property you can request it from the owner, but, who knows how authentic it really is.

Airline stocks, oil, retailers, and value equities such as Nike, Uber and McDonalds to name a few!

I think Portland has a fairly strong and diverseeconomy, big and strong employers are Nike and Intel.

As someone who spent 7 years going door to door (3 of those years were spent training other people), I've found your ability to open professionally but authentically makes a big difference in whether someone is going to trust you or not.

The reality is that when a consumer sees 50 reviews that are all 5-star, it looks fake and curated, so as long as you've got a bunch of great ones next to the few negative ones, it will look more authentic. 

It’s a tough lesson of authenticity but I fully embrace it and glad it happened.

If you have not established the proper relationship with them or they don't have anything to authenticate or verify you yet, an email is not worth anything.

It sounds a little bit like you might be conflating "Subject To" with a land contract ... which is where you and the seller sign a contract in which you agree to take some forms of title, while the seller keep the deed, liens, and insurance in place until the conditions of the contract are complete.In either case, the two cases you need to be worried about are:1) The bank calls the mortgage note because they realize that you transferred the deed, which is within their right, as per their contract with the previous owner.2) The seller dies, having told not one other person that the two of you are participating in a land contract, and you have to provide the contract and proof of it's authenticity to the probate court/judge/lawyer/whoever to make sure that your contract is enforced. 

So I just want to encourage the other newbies, treat this thing like Nike and JUST DO IT!
