I think its a great idea and may be the difference between a potential buyer setting that appointment to come and see it and end up falling in love with it at the showing 

In 7 months, how many direct appointments have you gone on?

Good morning Gerilyn, I have an appointment for a computer call this morning (12-6-18) with Royal Legal and am wondering if they are legit also.

Morris pulled out many of the tactics of those days.the biggest was his take away close technique.. your interested.. well we are so busy that we cant talk to you for 3 months and 5 days and you getter be at your appointment when its your time.. then get them on the phone and  they like a certain  property and they reply  sorry that sold.. now you have this false sense of urgency and they just jump at the next one.

Things came up a few times and I had to cancel my showings or appointments and jet down to handle it.

It was originally a listing appointment, seller decided not to list and after a few months she reached out needing a quick sell.

You can find 3-bedroom oceanfront condos for $450-$500k that will gross up to $75k per year if nicely appointed and well-managed. 

Because they lie to sellers who need help.When I show up at an off-market appointment and wholesalers are there on a cattle call, I tell the seller to ask everyone in the room for a proof of funds.

In April I am moving to Charleston for a new job (incidentally: know anybody looking for a great tenant in Charleston who wants to stay in one place for a 3 year term appointment?).

Things I've got down to minimal effort or fully automated: * Rent, security deposit, and fee collection* Basic accounting and tax packet creation* Listing vacancies* Lease signing* Applications, credit, and background checksThings I'm still dealing with directly ad-hoc or don't have a well defined process or solution in place for:* Requests and communication with tenants* Finding and coordinating service providers for maintenance and repair work* Scheduling showings and getting prospective tenants to make their appointments* Tenant turnover for move in and out* Keeping up with legal changes and lease template updates* Setting rent amounts* Lease enforcement - tenants are responsible for things like yardwork, routinely get letters from the city about weeds / tall grass, etc.Questions for the group:* What am I missing if I were to make out a checklist of an "automated property"?
