I came across this article about the recent Salt Lake City Council budget amendment that includes money for the city to monitor STRs via some type of software.

They confirmed, we signed a lease amendment stating that it would end for 2-29 and therefore they agree to have the apartment move-in ready no later than 2-29. 

Do I use the "Residential Lease Amendment" to note the increase in rent?

The applicable law is the Fair Housing Amendments Act of 1988. 

create an amendment to your lease agreement that requests all holes will be patched up at move out date and tenants are solely responsible for tv/mount will be properly installed. request for receipt/payment in the amendment. no biggie. i allow this all the time. 

I don't love letting folks view when an existing tenant is there because it is not a controlled environment, however if you have had a recent inspection of the property and you know it shows well and the tenant is amendable then "GREAT".I would add that since your tenant is vacating early, they are still financially responsible for the lease until end of term.

It is a given it will not meet 100% of your requirements, but amending the plat may be a simple task or already part of the standard code.Portland has increased zoning densities substantially.
