You want access to equity but you also want access to the full profits without safrificing it to expenses to expand your business.

I think this will even out your space in the house.

Check with the county to see if expansion is possible, if not, the extra space may not be legally usable.If the deal still makes sense after factoring in potential costs, negotiate a discount.

I have my offices for our restaurants/real estate in the fourth unit, since it was a commercial space.

I already make a living out of real estate and I'm not planning on ever leaving this space, I'm here to stay.

With enough space, this could mean up to 4 units on a single property.
