You could look into a ductless mini-split system.

We weren't happy with Airbnb response and attitude, so ever since, we've 100% required copy of ID and signing of a mini-lease for our STR guests.Almost zero pushback.

Previously, the idea was to use the mini-splits for A/C and some heat in the fall.

I would say Short term rentals (air bnb), Mid term rentals (renting to nurses), Fix and flip, mini storage, commercial buildings.

Mini golf, water parks, tons of shopping, lots of people or mellow family time?

Would make a good weekend hunting camp... which is big in Tx as we've got very little public land, if I hit the road it might also be a good mini ranch type homesite, it's within the longview metro area.  

The amenities are fantastic (shopping, restaurants, activities, etc.)Cons: We are trying to get away from crime and other "factors" about LA that we dislike, and in many ways this city feels like a mini-Los Angeles (homelessness, crime, etc.).2.
