If it's not feasible due to circumstances I suppose I'll have to adjust my situation (find weekend job, move back to NJ with parents, move to a different state with, etc.)All responses are appreciated, and I am absolutely open to chatting on the phone by the way.My view on house hacking is it can be a great tool to buy a house you could not  otherwise afford, but it shouldn’t be a goal in it of itself if that makes sense and that’s not to discourage you from investing just there are alternatives such as the stock market. so I’d start by asking where you want to live, do you want to own a single family home or does it make more sense to rent in a more interesting neighborhood like Arlington, Alexandria, that’s gonna be a personal choice, Will your monthly payment actually be less than renting/how many people do you need to get in the house to afford that?

Cashflow, ability to build a team, landlord tenant laws, price to rent ratio etc.......were all factors in the decision making process almost a decade ago.Now,  I wonder why your approach is an either or view? 

Even if you've taken a break and feel lost, the first step is to get to a meetup asap or just go to an Open House or view a property with your agent.

There are exceptions where bankruptcy can make sense, but this isn't one of them, in my view, based on what you've shared.

Then adjust based on both your and their view of the world.

In fact, Flagstaff is affectionately called “poverty with a view” because it’s expensive and super pretty but the main industries are basically just NAU and tourism.

But is in a rise of land so it has a broad view down the valley.  

It has greatly lagged Huntsville and Madison in growth and appreciation, and should not be viewed as having the same growth potential whatsoever.
