Big complexes, Class A/B.

Thanks If you are looking at class A-B, the suburbs are a better bet dollar for dollar. 

We acquired the deal mostly for the lot, it’s a B class neighborhood in a growing city, on an excellent street. 

On same token, AB 468 should be defeated.

Ultimately, would like to see if it is a class A, B, C, D, area as well.

You simply assign the contract and that buyer closes with his own source of funds.However, there are situations where either you cannot or don't want to assign:CANNOT:Most every REO, HUD, or Short Sale purchase offer contract will be rejected if And/Or Assigns is named in the Buyer field.DON'T WANT:If you have a particularly high profit spread between the A-B and the B-C, your C Buyer many times will not allow it and demand a smaller assignment fee.

The accounting side;An option is to open other accounts in the master's name and give that account a department name, A, B, C, etc.

The deals I have seen work are larger 4 units $800k+ in class A/B+ areas mainly as those have less competition and atleast my market noth side chicago they still sell at decent real life cap rates.

The prices in AB will increase but will almost always be cheaper than Vancouver and Toronto.
