Can I walk into offices and leave a flyer for everyone in the office to read and set up zoom meetings with those people to go over the details further? 

I picked up the BRRRR method book and feeling confident in setting it all up (we did a similar process for our Airbnbs).  

I am also active with Flips and own a few 4 plexes...Im a licensed NM Realtor would be happy to help set up a few searches, look at properties (Virtually as well), and tell you more about specific areas of town with the pro's and con's of each. 

The objective is to upsell to a master mind program or the artificial intelligence datasets, which also have zero response rate.

If I were down there I would think about setting up a food truck or 10 or 20 and serving breakfast burritos 24 hours a day with some good hot coffee.Just my 2 cents.

I have a different set of criteria based on where I purchase right now. 

I feel my skill set, with an extensive background in project management, estimating, and renovations, makes me well suited for REI and  I am eager to start taking steps to transition my career to this industry.

I recommend renting it as a 4/4 and being clear about the set up. 

I suggest that you set clear goals and determine the types of properties you wish to pursue.

Sounds like a problem with setting expectations.
