Example: owner bought $1 million SFH in San Francisco as primary, built 400 sq fit ADU, lives in ADU is making gross rental income STR  renting out two levels of main house, grosses $13,000 month.

As someone based in San Diego, I’ve also noticed that investors eyeing California real estate tend to focus on potential future development or expansion (especially if you have the patience to navigate local regs).

Actually checked with my Nieces there and my brother who had a location in Floresville south of San Antonio.

It's a little harder to cashflow here in San Diego, but it's possible with the right team in place!

I’ve been working probate leads here in San Diego for some time and your words are right on point…lot of time for sometimes little to no return. 

I keep waiting for a catalyst for San Francisco much like I saw with Detroit.
