If you're willing to travel to the high desert you can get into deals for below 300k in cities like Victorville and Apple Valley.

The environmental variation is matched by very few places (ocean/Beach, mountains, desert). 

I have a house in the desert that gets hot, so I think it simply need A/C since currently we are using portable evaporative coolers.

There are more resorts here than anywhere, golfing galore, great weather (most of the year) low taxes, a big hole in the ground called The Grand Canyon, skiing, (yes an 11,000 ft mountain for skiing) we have more peaks than Colorado I'm told, great hiking both in the desert and in the mountains, exquisite restaurants, nice people, good roads, lots of activities, and we are only hours away from the ocean.

I'm a fan of the desert southwest, and of the long term potential here in New Mexico. 

As far as golf goes, I measure my games in how many balls I lose in the desert but I’m always ready to have an adult beverage on the front 9 and back 9.

People buy the land many sight unseen, many internet sales, many out of state or even country because the land is so cheap and remarkably beautiful in the painted desert but so remote that only an artist like me wants to keep them all and have retreats for others too but I will sell some, upfront and disclosing....so when they realize or figure out it's not so romantic to them after all, unlike me, they stop paying taxes and let it go and the same lands get recycled over and over... 

Many land owners in the painted desert of Arizona are from other parts of the country and some from foreign countries, so how would I get a quit claim signed together with a notary?
