I don't have any do it yourself tips  but one thing to keep on your radar is that your appraisal is tied to 6 month comparable sales so when houses are selling high in your area that is the time to do this.

The only thing that you want to keep on your radar is that it seems you clearly established your early intent to be resale (not eligible for 1031) and then changed your intent to rental (eligible for 1031) and are thinking that if it doesn't work out you could still sell.
