My current preference is the first option as I’d like to minimize our oversight, but any perspectives on this matter?

He is versed in all things REI and was even a guest speaker at the local REI meet-up a month or so ago about all the different options he can offer.

Cost to the REI is ONLY the cash that comes out of their pocket. 

I actually joined Bigger Pockets a long time ago but haven't been around for a long time.

But they may want a large payout to buy it from them and it may need repairs that could need cash out of your pocket.
