If you're planning to keep the property, get rid of the carpet and replace it with durable vinyl flooring.

It was a wood composite with a vinyl top layer with texture.

Remodeled the property: New windows, refinished hardwood, new kitchen, new doors, vinyl plank flooring, stainless steel appliances, washer/dryer, quartz countertops.

Alternately you could do the vinyl at your convenience.
