If you want to buy a pre-construction unit I'd rather try to find a project that just launched by a reputable developer (Mast, Related, etc) and buy really early to capture the appreciation that usually happens during pre-construction.

Partner with a family member already active in the mid-west area on a duplex or multi family (with likelihood of requiring financing).I should note that I am not entirely a RE novice as I have learned some lessons from an investment property I already own back in the UK with a large chunk of capital tied up (was intended to serve as a home rather than launching my RE gig; this was pre Rich Dad/ Richest Man in Babylon enlightenment...!)

There are definitely downsides to each destination.Friends of ours, boat builders and lifetime sailors, actually went into the British Virgin Islands post hurricane and bought up damaged boats that they're fixing with a goal of launching their own charter company (which is a similar model to vacation rentals).

I have seen a few try to get started over there last several years, but none seem to have survived (or are really bad at SEO and marketing) since I was not able to find any the several times I have searched.That being said, I know Cadre has launched a secondaries market for their own investment offerings, but that is limited in scope to Cadre positions, and is currently closed anyways and will be "re-opening soon".

I see Redfin and Zillow launching "flat fee low budget, low service" buyer-agent lead network, but those agents will not be good, especially anything investment related.
