You could do Florida, but you'll navigate the HOI issues which have run crazy.My suggestion would be the outskirts of Nashville; no income tax, okay property tax, growing, pretty centrally located, etc. 

@Justin Ho i also agree legal zoom only seems to do gernal knowledge which is okay but the best way is to get your state specific information. 

I could easily purchase 4 properties , and take about $1000 per property for rent (-+) so looking at $4,000+ in rental income ( not including HOI, tax , management etc.)

Our LTR HOI went from $1,362 to $4,086 with no changes to the policy or coverage.Our escrow (and mortgage payment) increased nearly $1,000 per month.

My HOI was $2400 yearly when I bought the house in 2016 and increased ~$100/year.

Also, there was a property inspection scheduled BY Great Jones that was also required by my HOI. 

We’ll use $175k as your purchase price, $100/mo HOI and $175/mo taxes.

That pushes certain house prices up(the ones' that fit the criteria) and others down(the one's that require a much heavier HOI).

While HOI premiums are going up, that sounds extreme.
