I agree.. just look at any large mid west or rust belt metro.. there is a ton of houses avaliable the question though will folks buy in certain neighborhoods where inventory is readily avaliable you can buy existing in many of these markets for far less than new builds.. so to me its really a neighborhood issue  a school issue a crime issue etc etc..

I did have a relative living there and my wife went to school there so I had some familiarity with the city. 

@Matt Powers  Have you done any training, schooling in real estate investing? 

In addition, there will be a ton of high school seniors coming to campus Jan-March to tour campus etc to decide if they would like to attend etc. 

Anthony,You would be surprised by using some old school methods like simply writing a letter like you mentioned. 

For example they only buy land and build in land lord friendly states.Before they buy land to build on, they thoroughly analyze key market indicators such as population growth, occupancy rates, job growth, and even prioritize top school districts.

Really if I could sign a group up for 2025 I would be very happy with that and would just try my best to do month to month until the new school year. 

So now I’ve graduated to 3 months later and now people just ignore my emails.

Do you like the school of hard knocks?

Probably we should have considered this( closing timeframe). at the time of purchase and looked at properties that would complete before the school season starts.
