I would bump up reserves.

I am satisfied with the rent amount that I am receiving, but I hear that you should bump rent up a little each year even if it's only $5.

Since this post has been bumped up, good news is that DSCR rates are now probably in the 6.5-8.5% range right now vs. the 7.5%-9.5% range from a couple months ago

Once the understanding of the complete process is experienced, (and one gets the bumps and bruises to show for it) then it becomes so much easier to plug in dollar goal numbers.Good luck!!! 

If you have multiple collections resolving even a few small accounts can bump your credit score considerably, and is the best short term way to improve your credit score, in my opinion.
