I've heard that Butchertown, Highlands, and Old Louisville are hotter areas and am guessing that proximity to Churchill Downs and downtown are usually a plus (especially for STRs).I'm casting a wide net here in just doing some preliminary research to get a feel for different areas of town, but would love to get connected with some others who have had some experience doing some of these things and have a good lay of the land and are connected with reputable contractors.

I know of several DSCR and portfolio lenders who offer different terms based upon your situation.

The STR model is a different model and where it is at in it's business cycle, the average STR owner is not doing well.

I have heard different positions about this... both have good points; on one side the new or small wholesalers are more "direct", many times only "one closing" instead of 2 (big companies) which can save a lot of money if you do several deals per year.

Do you have clarity around different options there are to create cashflow besides pure yield/interest/rental income?

I have not heard of that before.Do you know if a Deed in Lieu of Foreclosure is different that Buyer just deeding the property back to me?

It has been best to anticipate wildly different ARVs based on not only the property details, but also the quality of the finishes that are used.

I have heard that they are different real estate strategies, but some people say it is possible to implement both strategies on a single property.If you did use both strategies on one real estate investment, how did you use both strategies on that investment?

We have found places like USVI have their own standards that are common that may be very different than mainland.
