A generation using wayfair, ikea and on demand stuff has less and less interest in DIY events, certainly not at anything resembling a profitable rate. 

I've never met a DIY project I couldn't accomplish (yet).I'm not really sure where to begin, but I'm thinking about asking a more experienced flipper if they would be willing to let me shadow them on a project to learn the ropes.

@Greg Friedman if you weren't moving abroad and were going to be within an hour of the property - you could easily DIY manage it.Otherwise, you will need either family & friends or a PMC to handle:1) Emergency maintenance issues2) Tenant nonpayment issues (eviction)3) Showings & maintenance when the property is vacant4) Preventive maintenance issues5) RentReady repairs between tenants

There are even some DIY units on the market which make it very use to do without an hvac tech.

In my case, as a DIY landlord, I'm in this for Cashflow Forever and Real Freedom.

If you have other properties in that same county, you could probably just change the property descriptions as a DIY Quit Claim.  

I would simply have left a welcome kit for each renter that included some shelf paper, toilet paper, and a new milky white shower curtain, plus a small bag of Purina if they have a pet.

Just trying to find kit as much info as possible.

It is probably worth giving DIY self-management services another shot -- this way when you do go with a PM you'll have had your first experience managing it on your own, so you'll know what to look out for).
