Building trust can lead to better negotiations and more opportunities in the long run.Managing seller relationships is about clear communication.

With a lease many times over time landlords are not formal and communication is oral, txt, email, etc.

For this situation, communicate very clearly and bluntly with the tenants and try to realign expectations so they don’t do this same with you.

Abandonment: If the GC stops working altogether for an extended period or doesn’t show up, then the project can be terminated.It’s best to communicate contract termination in a written way via certified email.

I highly encourage all my tenants to keep open communication with me about any struggles to pay rent, and generally they do.

This will cut down significantly on the issues you may have down the road with communication, paying rent on time, caring for property, etc. 

Were they communicative up front?  

There has been quite a bit of complaints in the past year of IHA mishandling payments or not paying at all and little to no communication.

Agreed- with a long term rental you can be very clear and upfront about all the nuances/quirks of the property and what is included because the transaction has far more direct communication.
