Gallon of milk is up 20%, gas is up 20%, wages are in theory (lol) up 20%, gold/silver up 20%, bitcoin went up 1000% then dropped 980% 2 milliseconds later (good luck at that casino, and props if you win, someone has to), so it's up 20%, rent is up 20%, stocks on average are up 20%, you get the idea.

I'd look at a couple of places...Gainesville due to proximity to the casinos where there is very little housing...and maybe Commerce where there is growing university.

Go to the local pony track or closest casino to his house and you will see him there with defeated eyes.I fell for the bs pitch on giving more money to get my original money back once as well, won't ever happen again!

STR can work out in eastern CT, but they have to be near the casino and priced competitively when compared to the hotels in the area.

In one small town in NC, there is a casino being constructed in an area with almost no STRs, it's still 2 years from opening, but what people don't realize is that because of the lack of hotels, and the size of the projects, contractors have no where to stay, two of my clients have bought very cheap housing in the area, modestly furnished it, and have better ROI than almost any other investment they've ever had.
