Class C/D area so looking to rent out after Reno done3.

@Pete Tarin  you have to keep in mind that an entire town or city won't be a class c/d area, often you have neighborhoods that are better or worse. 

Today you can make 5.25% on that same money with ZERO risk and zero hassle by putting it into a cd at your bank.  

A B-Class property with 4%-6% cash on cash returns is normally a better investment than a C/D property with 10-12% cash on cash returns.

It honestly depends on the area, the property itself (is it Class A, B, C, D)?

Two different animals really and I don't see creative financing is typically a reality with either option.Typically for tax liens and deeds you will need cash to be a player and cash that you can tie up for 1 year or two at minimum.
