I'm trying to put a rough SOW together but keep running into a wall with rehab budget estimates.

Did not budget for new siding.

These are important questions because renovations can quickly eat away at your budget especially if you don't have a trustworthy contractor.

It's not in the budget anyway.

Example belowwe found a house for 900 a month rent Asking price was 59900. taxes 1400, insurance 800, renovation budget 25k mostly cosmetic and minor fixeswe went into it expecting a 15% return on our cash out  that gave us a expected cash out loan around 75k to get our 1.4 dscr   When we plugged our numbers  we could go over 47k on our offer to make the deal work  we offered 43 and got counter 47,5  we took the deal assume a slightly lower 1.38 dscrthe key is to scale and be selective on tenants AND not allowing pets (you can offer them but suggest crazy fees to cover yourself)  500 pet fee, 25 a month per pet etc.  

Budget is $80k-100k for a 2br/1ba.

However, EXAMPLE B has only herself to spend on, she is probably better at budgeting and living within her means, and she would be less wear-and-tear on the home.

However I'm skeptical that's the max, so I'm using 60% of that as a revenue budget.

My budget is $1,200,000 and I can put 20% down. 

The rehab budget was low and and had a quick turn around time.
