The neighborhood (Roscoe Village) has shown to be very strong and we should have no problem renting this unit out once we are ready for our next live in house hack in 2 or so years.  

Is there anyone that buys flips in Prairie Village?

I believe that the Villages at Cloverly and also the Rockley Golf club both work this way.  

I sold my self-managed village property a few years ago (and that ROI would be unobtainable nowadays), but still help clients invest in the area.

If you are looking to attract LTR/families I can suggest where I live in addition to Hilton Village in Newport News.

Now rehab is underway but held up due to village permit approval.  

East Atlanta Village-ov11.

East Atlanta, specifically Edgewood/Little 5 points/East Atlanta Village, have alot of multi properties as well but they're more expensive than the Southside.  

Saying "I think I will light a campfire tonight and roast marshmallows" and having a ticket issued for an open flame in the village before the first log was in place.You want people fired, fined, jailed and extradited out of the country when no breach of contract has taken place. 

This means selling is purely to the retail buyer market, that may prove difficult in Warrensville heights a less desirable city to many next door; beachwood, solon, and orange village.
