If you can't offer the banks that then having the properties under contract just doesn't give you much traction with the banks.

I am comfortable with the terms that come with hard money, but I am concerned that I am still to green to get good traction.

Have you made any traction in this area or have you any insights in the Texas Tech area or other prospects withing TX?

It was getting good traction because it was close to Tacoma's military housing and appeared to have a lot of short stay military families that were using it.

The amount of capital you have isn't really enough to get much traction in the Colorado market, but could really get you rolling out there. 

That's really a very short window for brand new investors to gain any sort of traction and successfully get something done.

But not sure if it has any traction, the leader is on BP so he many clarify.

Maybe then I'll land on a coach/mentor after I do my first few deals if my business isn't gaining the traction I want.
